Full Management (Soup-to-Nuts)

All Area Realty Services offers a wide variety of Management Contracts to suite each buildings needs.  From 5 days a week onsite to biweekly, weekly, bi-monthly and monthly site visits, we can setup a contract to suite the buildings needs and its owners or tenants.  We setup onsite offices if needed to allow the best communication between the building and its occupants.

For a property to function properly, it does not rely on just one person from a management company, but from the management company itself.  All Area Realty Services is a company whose departments and divisions work together to make a Cooperative or Condominium succeed.  Below is how we "tackle" a property. 

 

Agent (Portfolio Manager)

A full time seasoned agent will be assigned to your property to help with the day to day operations of the property.

The agent:

Works with the board on day to day Issues

Provides Proposals to the board for any projects over x amount which is set by the board.

Reviews and approves all bills for payment with Board approval

Keeps the board informed of all situations.

Prepares the Budget with the Buildings Accountant and Comptroller of All Area

Works on Forecasting

Submits Monthly Reports 

Keeps up to date on all Permits for Boilers, elevators and that these permits are submitted and maintained with NYC

Makes sure the Building is up to code and Violations or warnings are taken care of

Makes sure All Repairs are handled as quickly and efficiently as possible

Makes sure All Mechanical equipment is up and running correctly and efficiently.

Makes sure Building or property is structurally maintained

Makes sure the Building Occupants are conforming to the house rules or rules set by the Cooperative or Condominium.

Manages the staff, staff projects, cleanup schedules and staff scheduling.

Maintains Inventory lists for supplies etc.

Accounting Dept:

Dedicated Staff in Accounts Payable and Receivable, LockBox Systems, Online Bill Pay, E-mailed statements, E-mailed Mgmt Reports, Mailed Mgmt reports.  We can do whatever works for you.  We have an accounting dept second to none.  It's not outsourced, and is comprised of real bookkeepers with college degrees in accounting and bookkeeping.

Maintenance Supervisor:

Management of staff, staff projects, cleanup schedules and staff scheduling.  The maintenance supervisor works closely with the assigned agent on all projects and staff issues.

Main Office and Back Office Support:

Rectification of complaints, leaks, policies and procedure enforcement.   Our staff will be fully familiar with the assigned agent on all procedures and more. 

Emergency Issues:

24/7 Person from All Area on-call for all Emergencies.  Property Managers are verified for all emergencies.  24-7 Emergency Tel# operated by a service who emails and pages duty managers and senior management.

Project Management and Engineering.
